“Do I have to advise clients about mere posting listings?

Yes. If you are in an agency relationship with a buyer, the Rules say you must advise the buyer of all available properties in the market area that might meet their needs. This includes mere posting listings, property listed with other brokerages, and other available properties known to the real estate professional…”

So the answer is: Yes, any real estate professional who refuses to show your property to a potential buyer who have criteria similar your property for sale could be in breach of the Rules. PLUS, most often, buyers find the home themselves on REALTOR.ca and will either reach out directly to you once they see the listing is on ComFree, or they will request that their Realtor show it to them. Either way, your home will be viewed by private buyers and those represented by a Realtor.
