I saved about $21,000.00 using ComFree. Their photographer was excellent, they were very supportive, and I especially appreciated their law firm recommendation, as Melonia was a life saver. This is the second time I’ve used ComFree and would recommend it to anyone selling a property.
ComFree was just what I needed to sell our house. Selling a house privately is serious business. It's not a cake-walk. The first thing to do is read a good book about the process, such as Robert Morrow's How to Sell Your House Privately in Canada. As a homeowner, it is up to you to make your house saleable - everything should be fixed and working, the house should be clean everywhere, even behind the stove and in the drawers. All personal effects such as family pictures, knick knacks, and superfluous furniture should be put in storage. All surfaces, kitchen included, should be bare. Your place should be a show-home. After all that work, do you really need a realtor to sell it? If you are up to the administration part, go for it. I bought the package that provides a listing on the MLS / Realty.com website. The package includes yard signs and open house signs, as well as a photographer to come and shoot a virtual tour of your house. You can also include your own photos, if they are good. I welcomed buyer's agents and willingly paid the going rate for commission. The hardest decision was to set the fair market price - research for that included keeping up with the sale of houses in our neighbourhood, and understanding the trends in our municipality and the economy as a whole. I prepared all the recommended documents - including a feature sheet which I distributed to 100 houses in the neighbourhood. I held an open house two days after the listing went live. Eleven groups of people came through, creating good buzz, and a sense of urgency. An hour after the open house ended, there was a buyer's agent at our table making a reasonable offer. Later on, eight other realtors trickled in with requests to show the house. They were too late. Yes, I saved realtor's fees in the neighbourhood of $40,000, but my real motivation was that I could do it better and faster than a realtor. This is the third house I have sold on my own. I truly appreciate ComFree's service to do-it-yourselfers in the house-selling business. They were responsive to emails and phone calls. I recommend them whole heartedly, and thank them profusely.
ComFree was as advertised! Easy to list and sell your home without the financial burden of high real estate commissions. The team was available to answer questions and response times were always reasonable. Plenty of other offerings as well, including a licensed appraisal at a discounted rate, professional photos and virtual tour that added to the easy sales process. I would definitely recommend ComFree to friends and family.
