What is Buyer Advantage?

Buyer Advantage allows you to purchase a home and receive 100% of the cooperating buyer brokerage commission back to you at closing.

 

There isn’t one. Most listings already offer a cooperating commission to a buyer brokerage. Instead of a traditional buyer agent receiving that commission, ComFree assigns it to you.

 

The $997 enrollment fee is paid at checkout when you join Buyer Advantage.

What does my $997 fee cover?

Your fee covers the brokerage administration required to complete your purchase and assign the cooperating commission to you, including:

  • Buyer Advantage enrollment and MLS® property alert setup
  • Assistance coordinating property showings
  • Offer preparation and submission through the ComFree brokerage
  • Negotiation support during the offer process
  • Brokerage compliance, documentation, and transaction coordination
  • Commission assignment and processing to ensure the funds are directed to you at closing

 

You receive 100% of the cooperating buyer brokerage commission offered on the listing.

 

The commission is assigned to you and paid at closing, typically applied toward your closing costs or cash required to close.

Cooperating commissions are often 2%–2.5% of the purchase price, which can mean thousands of dollars back at closing.

Yes. Buyer Advantage uses the standard cooperating commission structure already built into most MLS® listings. The only difference is that the commission is assigned to you instead of a buyer agent.

Buyer Advantage includes an addendum that is attached to your Offer to Purchase directing the cooperating buyer brokerage commission to ComFree and assigning it to you. ComFree provides the forms and guidance so the addendum is included correctly, and your lawyer reviews and confirms the commission assignment as part of the closing process.

No. The commission assignment is separate from the purchase price and is handled through the closing process.

Yes. You are free to communicate with listing agents, attend showings, and explore properties normally.

Yes. You may choose to work with another buyer agent. However, Buyer Advantage only applies when your purchase is completed through the ComFree Buyer Advantage process.

Buyer Advantage works when a listing offers a cooperating buyer brokerage commission. If none is offered, there would be no commission available to assign.

No. The commission assignment is separate from the purchase price and typically appears as a credit in the closing process. But this added cash available at close may increase the amount you qualify for
