What is Buyer Advantage?
Buyer Advantage allows you to purchase a home and receive 100% of the cooperating buyer brokerage commission back to you at closing.
What’s the catch?
There isn’t one. Most listings already offer a cooperating commission to a buyer brokerage. Instead of a traditional buyer agent receiving that commission, ComFree assigns it to you.
When do I pay the $997 fee?
The $997 enrollment fee is paid at checkout when you join Buyer Advantage.
What does my $997 fee cover?
What does my $997 fee cover?
Your fee covers the brokerage administration required to complete your purchase and assign the cooperating commission to you, including:
- Buyer Advantage enrollment and MLS® property alert setup
- Assistance coordinating property showings
- Offer preparation and submission through the ComFree brokerage
- Negotiation support during the offer process
- Brokerage compliance, documentation, and transaction coordination
- Commission assignment and processing to ensure the funds are directed to you at closing
How much commission will I receive?
You receive 100% of the cooperating buyer brokerage commission offered on the listing.
When do I receive the commission?
The commission is assigned to you and paid at closing, typically applied toward your closing costs or cash required to close.
How much money could I receive?
Cooperating commissions are often 2%–2.5% of the purchase price, which can mean thousands of dollars back at closing.
Will this actually work?
Yes. Buyer Advantage uses the standard cooperating commission structure already built into most MLS® listings. The only difference is that the commission is assigned to you instead of a buyer agent.
What do I need to do to ensure I receive the cooperating commission?
Buyer Advantage includes an addendum that is attached to your Offer to Purchase directing the cooperating buyer brokerage commission to ComFree and assigning it to you. ComFree provides the forms and guidance so the addendum is included correctly, and your lawyer reviews and confirms the commission assignment as part of the closing process.
Does this reduce the purchase price?
No. The commission assignment is separate from the purchase price and is handled through the closing process.
Can I still talk to listing agents and attend showings?
Yes. You are free to communicate with listing agents, attend showings, and explore properties normally.
Can I work with another buyer agent?
Yes. You may choose to work with another buyer agent. However, Buyer Advantage only applies when your purchase is completed through the ComFree Buyer Advantage process.
What if the property doesn’t offer a cooperating commission?
Buyer Advantage works when a listing offers a cooperating buyer brokerage commission. If none is offered, there would be no commission available to assign.
Will this affect my mortgage or financing?
No. The commission assignment is separate from the purchase price and typically appears as a credit in the closing process. But this added cash available at close may increase the amount you qualify for

Does ComFree represent me like a traditional buyer agent?
You are a non-represented customer of ComFree. The Buyer Advantage is designed to assign the commission to you, rather than provide traditional buyer representation.
Do I have to sign something with the listing agent to view a property?
Not necessarily. As a ComFree Buyer Advantage customer, you have already signed ComFree’s Buyer Non-Representation Agreement and Consumer Relationship Guide with our brokerage. A listing agent may still ask you to sign a property-specific disclosure confirming they represent the seller—not you. This is different from a buyer representation agreement, which you are not required to sign in order to view the property.
Do I have to be represented by an agent to buy a home?
No. You can purchase a home without entering a traditional representation agreement. Buyer Advantage customers clients work with ComFree to receive guidance, support, and legal partner without giving up control or being tied to a buyer’s agent.
Can a listing agent refuse to show me a property unless I bring an agent?
No. Listing agents have a fiduciary duty to their seller to act in their best interest, which includes providing reasonable access to qualified buyers.
As a ComFree Buyer Advantage customer, you are already working through a licensed brokerage and can request a showing directly. You may be asked to verify your seriousness (e.g., pre-approval), but you should not be required to bring an agent as a condition of viewing.
