LOT / Small Acreage for Sale

109 Government Road is found near the northwest corner of the Collacott subdivision on the western edge of the city of Yorkton, Saskatchewan.
Access is via private driveway off Government Road. Travel to the city is dependable all times of the year as the municipality provides timely snow removal for the 150' of Government Road gravel to double-laned Highway 52.
The square lot measures 150 feet on a side (22,500sq.ft. / one-half acre), providing that extra room not available on city lots. The site is semi-private with trees on the property and around much of the perimeter. It includes a large sunny vegetable garden area.
The property is being valued as a vacant lot, although it also contains a house, shop/garage and outbuildings. The house is immediately livable and structurally sound, but at an age of ~65 years, and after 5 years of vacancy, there is maintenance work that would have to be performed if residence was planned for the long term.
Water service to the house is via the Yorkville Public Utility Board. It is connected to the City of Yorkton sewer system and receives municipal garbage pickup services (Ottenbreit). SaskTel wired telephone service and high speed internet are connected to the home; coaxial cable from former Access Communications service is also on site.
The property provides that great combination of country spaciousness and privacy, yet lies within easy proximity to city amenities and services.

We had the property independently appraised in August of 2017, and recently by Comfree, the bases for our asking price of $79,000.00.
